Post-construction cleaning

The clean between the last trade and the handover.

Renovations, fit-outs and new builds across Washington DC, Maryland and Virginia. Rough, final and punch-list, priced per square foot and quoted flat. We bring our own equipment, and we work evenings and weekends because your programme does not pause for us.

What it costs

Priced per square foot by phase, because that is what actually drives the labour. Square footage matters more than bedrooms here: drywall dust does not care how a floor plan is laid out. Minimum job is $350.

Rough clean

$0.10–$0.30/sq ft

After the trades, before the finishes

Debris swept and bagged, surfaces knocked down, floors cleared so finish trades can work. The dirty pass nobody wants to do.

Final clean

$0.30–$0.75/sq ft

The handover clean

The detail pass. Every surface, inside every cabinet and drawer, window interiors and tracks, vents, fixtures, adhesive and paint specks off glass and hardware.

Punch-list touch-up

$0.10–$0.20/sq ft

After the snag list is closed

A light re-clean of the areas the punch list reopened, right before the client or the tenant walks in.

All three phases

$0.50–$1.25/sq ft

Rough, final and punch-list

Booked together and scheduled around your programme. Cheaper than three separate mobilisations and the same crew sees the job through.

Where a job lands inside its range depends on how much dust got everywhere, whether the floors are protected, and how much adhesive, grout haze and paint overspray is left behind. We will tell you which end of the range you are at before you commit, not after.

What a final clean covers

Dust, everywhere it went

Walls, ceilings, ledges, trim, door tops, radiators and the inside of every closet. Construction dust travels further than anyone expects.

Inside cabinets and drawers

Every unit wiped out, including the toe kicks and the tops nobody can see from the floor.

Window interiors and tracks

Glass, frames, sills and tracks, with stickers, adhesive and paint specks taken off. Interior side and ground-floor exteriors.

Floors, properly

Protection lifted, debris out, hard floors washed down to remove grout haze and film. Edges and corners by hand.

Fixtures and hardware

Light fittings, switch plates, vents, handles and rails. Labels and protective film removed.

Bathrooms and kitchens

Sanitised end to end, appliance interiors included, silicone and grout lines checked for residue.

What we do not do

Worth knowing before you call, so nobody wastes a site visit.

  • Dumpster hire or hauling debris off site. We bag and stage it into yours.
  • Lead, asbestos or any other regulated hazardous material.
  • Exterior window washing above the ground floor.
  • Floor refinishing, sanding, sealing or waxing.
  • Carpet and rug cleaning.
  • Pressure washing of facades, walkways or parking areas.

Questions

How fast can you get on site?

Usually within two to three working days, and sooner for a final clean with a handover date on it. Tell us the date you need it done by and we will tell you straight away whether we can hold it.

Do you work around our trades?

Yes. Evenings, early mornings and weekends are normal on this work. We would rather come in after the last trade leaves than clean a room twice.

Is this priced by the hour?

No. Post-construction is quoted as a flat price per phase after we have seen the site or the drawings. Hourly billing on a dusty job punishes the client for how much dust there is.

Do you take the debris away?

We bag and stage construction debris and put it in your dumpster or skip. We do not provide the dumpster and we do not haul to a tip. If you need that, say so and we will price it with a hauler.

Can you handle a whole-floor fit-out?

We take jobs we can finish properly. Tell us the square footage and the date and we will either quote it or tell you it is bigger than we should take on. A late handover is worse for you than a no.

Also worth knowing

We also do move-out cleaning, deep cleaning and recurring commercial cleaning. If a renovation is finishing and the space then needs cleaning on a schedule, say so and we will price both together.
