Airbnb and short-term rental turnovers

Turnovers that hit the window between guests.

Checkout at 11, check-in at 3. The clean, the linens, the restock check and the photo set all happen inside that window, or your guest walks into a problem and you wear the review.

Short-term rental cleaning is a different job from house cleaning, and hosts know it. It is not about how deep the clean goes. It is about whether it happens inside a fixed window, and whether you find out about the broken lamp before your guest does. Tidystone turns over listings across DC on that basis: we work the checkout-to-check-in gap, we photograph the finished unit, and we tell you what is damaged, missing or running low while there is still time to do something about it.

DC is adding hosts quickly. The 2026 short-term rental rules let renters license a primary residence for the first time, which opens hosting to tens of thousands of households that could not do it before. New listings are the ones still sorting out their cleaning, and they are who this is built for.

When to book it

What hosts are actually buying

Not the cleaning. The certainty. A host's worst outcome is a guest arriving at three o'clock to a unit that was not ready, then leaving a one-star review that costs months of bookings. So the commitments here are the ones that prevent exactly that: we hit the window, we send photos of the finished unit so you can confirm it is guest-ready without a drive, and we flag damage, low supplies and anything the last guest left behind before the next one arrives.

The honest constraint: turnovers run on the guest calendar, not ours. An eleven o'clock checkout and a three o'clock check-in is a tight, fixed window, and it collides with the morning and afternoon slots we hold for residential clients. We take a limited number of listings for that reason. We would rather tell you that up front than take the booking and miss a window.

The checklist

What a turnover covers

The full standard checklist plus the things only a rental needs. Priced by the size of the unit, like every other clean.

  • The full standard clean

Kitchen, bathrooms, bedrooms, living areas and floors, done to the same checklist as a residential visit, at turnover pace.

  • Linens and beds

Stripped and remade with your linens, hotel corners. Tell us where the fresh sets live and where the used ones go.

  • Guest-ready reset

Surfaces cleared, remotes and keys back where they belong, bins emptied with fresh liners, the unit returned to the state your listing photos show.

  • Restock check

Paper, soap, coffee, detergent and anything else on your list counted and reported. You hear what is low before it runs out, not after.

  • Damage and left-behind report

Anything broken, stained, missing or left by the last guest, photographed and sent while you still have time to claim or replace it.

  • Photo set of every room

Sent when the cleaner leaves, so you can confirm the unit is guest-ready without driving across town.

Recurring visits start at $120 for a one bed, one bath every two weeks. See the full price table on the home page.

Questions about this clean

Straight answers.

Can you work the checkout-to-check-in window?

That is the whole point of the service, and it is also the constraint. Tell us your standard checkout and check-in times when you book and we will tell you honestly whether we can hold that window for your listing. We would rather decline than miss one.

Do you handle linens?

Yes, with your linens. Most hosts keep two or three sets on site and we rotate them. If you use a laundry service, we leave the used set bagged wherever you tell us.

What happens if the last guest left damage?

You get photos and a note before the next check-in, not after. What you do with it is your call, but you find out while you can still act on it.

Do you take one-off turnovers, or only regular listings?

Both, but regular listings come first when the calendar is tight. Turnovers work best as a standing arrangement, where we already know your unit, your linens and your restock list.
